When the Market Gets Tough, Professionalism Prevails
I had the pleasure of helping Peggy and Larry sell their beautiful home in Veranda Preserve. They were eager to return to New Hampshire to focus on their well-established, but growing business and reached out through a referral.
We listed in early January, after a very slow holiday season for real estate here on the Treasure Coast.
Optimism was in the air — interest rates were predicted to ease, and Florida’s Treasure Coast would be heading into its peak season. But these market improvements did not happen, plus there were additional challenges:
First, a national builder had 300 new construction homes hitting the market — with offers like $60K in upgrades, reduced interest rates, and paid closing costs. They were attracting most of the too-few prospects in the Buyer pool!
Second, we had to compete with the other Resales in the neighborhood and engage world-class marketing so everyone could see that our listing offered the best value in the community.
Third, the economic uncertainty across the nation was paralyzing the marketplace psychology for many such that the momentum in our local real estate market was not improving.
Peggy and Larry weren’t pushovers — they’re very smart, seasoned negotiators.
When presented with my detailed market analysis, complete with spreadsheets, they understood that strategically pricing the home would attract the serious buyers.

PUBLIC SERVICE ANNOUNCEMENT FOR PROSPECTIVE HOME BUYERS
Starting on August 17th, a Realtor CANNOT show you a home until you have signed a Buyer’s Brokerage Agreement with that agent.
These new rules are being imposed on all Realtors NATIONWIDE.
The typical form between a prospective Buyer and the Realtor is the Buyers Brokerage Agreement. This will be a simple contract between you and the Realtor saying you will be using them to buy a home.
This new requirement is not something Realtors want to do, but we will be required to comply with these regulations as part of the federal court settlement.
Selecting the professional agent you want to help you find, negotiate and buy a home is an important decision and not one that should be forced upon you just to see a home.
So the good news is that you and the showing agent will determine when the agreement expires. Though you may have to sign an agreement to see a specific home, if you’re not yet ready to fully commit to an agent, you can always request an agreement that expires in a day, a week, a month... whatever!
Please don’t become upset with your local Realtor when they require you to sign something before showing you a home.
We have no choice in the matter.
